In this time of uncertainty take the extra precaution to protect your family by working with an experience agent that is taking the Covid-19 virus seriously. The real estate industry will get affected by this very concerning situation. This is a top of mind issue to everyone. While this situations outcome is still unknown the buyer demand for properties under $1M in Eastern Massachusetts within commuting distance of Boston is at an all time high. Many sellers may be contemplating a delay in the marketing of their home. I would like to offer a different option. While your competition is delaying the sale of their home, list yours. Take advantage of the even more drastic lack of inventory created by the concern of the spread of the virus by listing your home with an agent that has protections and a plan in place to mitigate the risk.



Germ Sensitive Home Marketing Plan

1) Meet with Blake Sherwood at your home to establish price and timeline. Blake will show up with a mask and either hand sanitize prior to entering home or will put latex gloves on (up to you as the homeowner). If wanted, this can be the only in person meeting the seller needs to have until the closing, limiting any risk of exposure.

2) Prepare listing to present to buyers in the market. This could include painting, pre-sale inspection, staging, landscaping etc. Sellers can take advantage of Compass Concierge to pay for any updates upfront only paid back at the closing of the home. All vendors are vetted by Blake Sherwood and will take precautions to limit exposure.

3) Architectural magazine quality photos. Matterport 3D virtual walkthrough to allow prospective buyers to tour the home prior to visiting the home. Floorplans. All vendors are vetted by Blake Sherwood and will take precautions to limit exposure.

4) “Coming Soon” listing marketed via social media and Compass.com with the 3D Virtual Tour while print collateral is being delivered. This will create the awareness of your listing, allow buyers to virtually walk through your home and present the precautions that have been taken to limit the spread of germs during the showings and throughout the transaction. With everyone home, social media usage will be at an all time high.

5) Listing is presented to the market via MLS. This syndicates out to 500+ websites including Zillow, Redfin and all local brokerage websites.

6) No Open Houses. Instead of presenting the home via Open Houses that open up the risk of both attendees and the homeowner being exposed, the home will only be shown via private showings set up via a showing software that allows Blake to dictate times the property will be available to be show. This allows Blake Sherwood to control the protocol of the accompanied showings. Blake or the agent showing the home will host both direct buyers or buyer agents and their clients. Buyer agents will also be allowed to send their buyers directly with brokerage relationships respected. Only one buyer group will be allowed at a time and all attendees will sanitize hands or wear gloves while touring the home.

7) After every weekend of showings Blake Sherwood will have the home fully cleaned by a professional cleaner.

8) Offers will be presented only after a week of private showings. This will allow enough time for buyers to get into the property via a private showing without risking not seeing it due to time constraints and the lack of open houses.

9) When acceptable offer is received all documents will be signed via virtual signature software remotely. No in person signing needed. *at least one seller needs to have an email account and a cell phone with email access or a computer with email access.

10) At closing Blake works with attorneys that are implementing “remote closings”. This means any documents needed to be signed will be overnighted to the seller and can be reviewed over the phone with the attorney. The attorneys Blake work with also have the ability to e-record documents in the case of the registry restricting public access.
